How to create an effective buyers list as a real estate investor

Even in a bad real estate market, you can sell your houses fast if you have a list of potential buyers.

 This is called a buyers list, a must have component of successful real estate investing.   These tips will help you build an effective buyers list easily.

 Some real estate investors want to build a buyers list before they have a property for sale. Which comes first, the buyer or the property?

 You can do it either way.  Once you get a property, the process of selling it must involve building your buyers list.   Go ahead and buy your next deal even if you don't have a buyers list.

1)    Get a real estateinvesting website
 This should be among the first things you do.  You must be able to manage your buyers list. A good real estate investing website should take care of this.

Potential buyers can sign up on your website to be notified when you have new deals.  If you already have properties for sale, only give them access to property details once they have provided their contact information.

In other words they must join your buyer list before they can view property details.

 If you have no properties, launch a squeeze page, or a landing page where they can sign up from.

 As soon as they sign up, send them a thank you email for joining your buyers list, and tell them you will be in touch as soon as you get properties that meet their needs.

 A good real estate investing website must also give you ability to network on twitter, facebook etc so your property is seen by as many people as possible.   A send to friend feature lets people send your properties to their friends.

 Of course they join your buyers list when they come to your website.

2)    Advertising properties for sale
Any ad you place anywhere must have your website address where to view the property.   I built my first buyers list by running newspaper ads. I never provided a phone number, just a web address that had a squeeze form.  They had to provide their name, email and phone number before they could view my properties.

 Today, you can advertise online in places like Craigslist. Always make sure they go to your website.

In addition, you can also provide a phone number with a voice mail that also points them back to the website.  By the time you have to talk to anyone, they have probably already joined your buyers list.

3)    Sending out your properties
Once you get new properties for sale, you just send it from your website by email.  Remember that your buyers list contains people who buyer properties in your local area.   Do not be surprised if you sell properties the same day you send out your email.
